BC Strata Property Act 101

BC 1 min read· Updated July 31, 2026

What this is

In British Columbia, condominiums are called stratas, and they are governed by the Strata Property Act and its regulations. If you are coming from another province or new to the sector, the vocabulary alone can be disorienting, strata council instead of board, strata lot instead of unit. This guide gives a newer manager a plain-language orientation to how the BC system works.

We cover the main pillars the Act sets out: the strata council and bylaws, contributions and the contingency reserve fund, meetings and voting, and owner rights. The aim is to help you build a mental model of the whole before you dig into specific obligations.

BC's strata rules are detailed and periodically updated, so use this as an orientation and confirm any particular requirement against the current Act and regulations before you rely on it.
